Skills: For each skill in which either the master or the familiar has
ranks, use either the normal skill ranks for an animal of that type or the
master’s skill ranks, whichever are better. In either case, the familiar uses
its own ability modifiers. Regardless of a familiar’s total skill modifiers,
some skills (such as Craft) may remain beyond the familiar’s ability to
use.
creature type: One of several broad categories of creatures. The
creature types are aberration, animal, construct, dragon, elemental,
fey, giant, humanoid, magical beast, monstrous humanoid, ooze,
outsider, plant, undead, and vermin. (See the Monster Manual for full
descriptions.)

Most importantly, I have a deal with a genie that grants me a wish once a year in return for epic tales of my adventures she can share in her master's court.
Several armor and weapon special abilities have fixed
prices instead of a bonus equivalency. Do these abilities
count toward the maximum +10 bonus in enhancements?
No.
That said, if you’re using the guidelines for epic magic
items (page 123 in the EL), any fixed-price abilities should
count toward the 200,000-gp market-price “trigger” to
determine if an item is considered epic.
Create Magic Items: A deity of rank 1 or higher can create
magic items related to its portfolio without any requisite item creation
feat, provided that the deity possesses all other prerequisites
for the item. The maximum item value a deity can create is a function
of its divine rank (see the table below). The item’s cost and creation
time remain unchanged, but the deity is free to undertake
any activity when not laboring on the item (see Creating Magic
Items in the DUNGEON MASTER’S Guide).

CONVERTING STANDARD MAGIC ITEMS TO LEGACY ITEMS
Using the standard item’s abilities as a guideline, it should
be fairly simple to map out a progression for legacy
abilities. The item’s base price determines what legacy
abilities the item has: If its price is 18,000 gp or less,
it has least abilities only; between 18,000 gp and 72,000
gp, it has least and lesser abilities; and between 72,000 gp
and 200,000 gp, it has least, lesser, and greater abilities.
If the standard item’s cost is more than 200,000 gp, use
the rules for epic legacy items starting on page 218.
