I would price it as a wondrous item.
Mord's Magnificient Mansion is a 7th level spell, which requires a 13th-level caster. Duration is 2 hours/level, so 2*13 = 26 is over the 24 hour limit and gets you half pricing.
cost = 7 (spell-level) * 13 (caster-level) * 2000 (continuous or use activated) * 1/2 (over 24 hours)
= 91,000 gp
I might let you have it for 1/2 price (45,500gp) if it's stays in one place - ie, the entrance is in your liar and doesn't change location. If it's something you can tote around with you, then it's full price.
The DMG (pg 254) has an item called Daern's Instant Fortress which costs 55,000gp, and requires CL 13 and Mord's Mansion to create. But it's not as nice.
- Fortress has 1200 square feet(20x20x3levels) . Mansion has 3900 square feet (10x10x3x13)
- Fortress exists on prime material plane. Mansion exists in extradimensional space.
- Fortress is drab (but you can decorate). Mansion is gorgeous.
- Fortress you're on your own. Mansion comes with 26 unseen servants.
- Fortress can be used as a weapon. Ok, that's a point in its favor since we're talking D&D.
- Fortress can be destroyed.
I don't think the extra is worth an extra 35,500gp. I'd put the Mansion around 70,000gp. Even cheaper, because I like the story behind it
